A leaseback is a transaction wherein a buyer leases a property back to the seller.

Comment

Also referred to as sale and leaseback and sale/leaseback, such transactions are most commonly executed as real-estate transactions between businesses. Such deal may confer advantages to both parties: the seller/lessee receives cash while continuing to use the property (at the cost of increased operating expenses), whereas the buyer/lessor acquires the property and may expect to be paid regularly for its use by the lessee.

Také se označuje jako prodej a zpětný nájem a prodej/zpětný nájem. Tyto transakce se nejčastěji provádějí v transakcích s nemovitostmi mezi podniky. Toto může být přínosné pro obě strany: prodejce/nájemce získá hotovost a dále užívá majetek (výměnou za zvýšené provozní náklady), zatímco kupující/pronajímatel získá nemovitost a může očekávat, že mu nájemce bude pravidelně platit za její užívání.
