Cap rates – or, more formally, capitalization rates – are used by investors for valuation purposes and in assessing the profitability of various commercial properties. Cap rates are calculated using annual net operating income, which consists of all revenues from the property, such as rents and fees, minus such operating expenses as utilities, insurance, taxes, and maintenance (but not mortgage interest and depreciation).
