Comment

The term is especially used to describe an improvement in real estate that goes beyond regular maintenance and that increases the property’s value and usefulness. In accounting terms, therefore, an investment into a betterment is treated not as a current expense but as a capital expenditure. That means the investment is not fully expensed in the year the betterment is created but rather is capitalized (put onto the balance sheet as an asset) and depreciated over time. Capital expenditures that extend the useful life of a production asset (such as an assembly line) or make it capable of performing a new function or working more efficiently (such as adding a robot to that assembly line) may be regarded as betterments.

Poznámka

Termín se používá obzvláště jako popis vylepšení nebo změny nemovitosti nad rámec běžné údržby, které zvýší její hodnotu a užitečnost. Z účetního pohledu se tedy investice do zhodnocení nepovažuje za běžný výdaj, ale za kapitálový výdaj. To znamená, že investice není plně účtována do nákladů v roce, kdy bylo zhodnocení provedeno, ale kapitalizuje se (uvede se do rozvahy coby aktivum) a časem se odepisuje. Kapitálové výdaje, které prodlužují životnost výrobního aktiva (například montážní linky), nebo jí umožňují provádět novou funkci nebo pracovat efektivněji (například přidání robotu na danou linku) lze považovat za zhodnocení.
